Title Security Begins Closings at JMC Communities’ New Belleview Place Condominium Project

St. Petersburg, Fla. – (April 18, 2018) – Title Security has closed the first building of Carriage Homes at JMC Communities’ Belleview Place in Belleair, Florida. Title Security has had a long and successful relationship with JMC, having closed approximately 2,550 condominium homes for them throughout the Tampa Bay area. Most recently, Title Security handled all closings for JMC’s Ovation, Rowland Place and Victoria Place along with Clearwater Beach’s Sandpearl Residences and Suites.

Since 1983, Title Security has been providing comprehensive title and escrow services throughout the Tampa Bay area. “The Title Security team has continued to provide our homebuyers with a friendly and accurate closing experience, and we are very grateful to be working with such a professional group,” stated Mike Cheezem, Owner/CEO, JMC Communities. Belleview Place will begin closings on their first phase of condominiums in June.

Confessions of a Title Processor: Lets Be Friends!

Real Estate is a special profession to venture into. It takes the right personality to become a successful real estate agent and continue the momentum to buy and sell homes. Since the moment that Realtors receive their license to sell (unlike the license James Bond has) they are bombarded with prospective business partners. Home staging teams, landscaping companies, building contractors, estate attorneys, and even title companies, to name a few, are all vying for an opportunity to receive referrals or exclusive business from one of thousands of Bay Area Realtors.kindness

Some of these businesses are genuinely looking to create meaningful relationships with Realtors, while others are only interested in their bottom line. So how do you stand out in the crowd? How do you show Realtors that your inquiries about their business are honest? It can be a difficult task when Realtors are constantly swarmed with marketers popping into their office and pounds of monotonous flyers being placed on their desk.

My time as a title processor has really pulled the curtain back on how much work Realtors do. Not every buyer/seller is the most pleasant to work with and Realtors have to be both nurturing and firm in their role in a closing. Whether they represent the buyer or the seller, Realtors have to be organized and focused on keeping their clients happy as well as maintaining a strong working relationship with all parties involved. This process can be done smoother with an excellent team of outside service providers!

Standing out to a Realtor means showing them the value of your relationship. This type of value, however, can’t be measured in dollars and cents. As a title company, your Realtor clients need to know that you have taken the time to understand how they work on files. Every Realtor is different and every company has a structured way they handle closings. A good title processor knows each of these intricacies and feels comfortable with each contract that comes in from repeat clients. They take the time to “study” the ways that specific Realtor works best.

I’ve experienced first hand how grateful Realtors are when you notice the little things; when you help with a difficult client, take the extra time to explain title issues to them, or be their cheerleader! Even though title processors work behind the scenes on files, it really makes a difference when you let Realtors know you’re rooting for the file to close. Don’t sit behind your desk when a closing is happening in the office. Take the time to get up and greet everyone you’ve been working so hard with for the past month. A little kindness goes a long way and Realtors and other clients will remember you for that. So don’t be shy, be honest about your work, love what you do and people might just want to be your friend!

A Title Processor Profile: An Introduction to Title Insurance

September will mark my first year in the title insurance industry. Title insurance is a complex yet simple commodity that most consumers have little knowledge of. I must admit, I did not know the first thing about title insurance when I came on board at Title Security. But I quickly learned that the business, like any trade, has its own culture and idiosyncrasies that are a joy to learn and explore.Title Insurance

It still amazes me how little information in regard to title insurance is available to the public. In Florida, lenders require that title insurance be obtained before they will loan funds to a buyer. That also means that the buyer and seller have to go through a title company to close the sale of the property. The title company handles all matters related to the purchase and sale or refinance of the property. Once a file is in my hands, I begin to learn who the buyers and sellers are, as well as their real estate agents (if they are using agents) and lenders.

I am responsible for ensuring that a property is clear of any financial liens it may have incurred over the course of the current owner’s tenure. That means I work closely with the underwriter who searches the property for any of these liens and gives me instructions on how to rectify any unsatisfied requirements to clear the title of the property. Mortgages, code violations, unpaid utility bills, and judgments against the owner of the property are only a few of the items I must clear before all parties meet for closing.

All of these elements come together as a type of communication that flows smoothly between each interested member of the transaction. In other words, I am working for the well being of all parties. You can think of title processors as the liaison for all the pieces of the puzzle. The “glue”, if you will, that holds the deal together. Each transaction is in its own way unique and familiar to every other file and processors remember each one specifically. Some become files that we learn what NOT to do, while others become perfect examples of hard work paid off in full.

Whether you are a buyer, seller, real estate agent, or mortgage processor, getting to know your title agent will give you a great advantage when it comes to updates and important information regarding the closing. A well organized title processor follows a structured system that helps maintain order even in the most chaotic of closings. We are constantly adapting to different situations that call for cool and collected temperaments. You’ll never see us sweat! The best title processors have a natural intuition that foresees all possible outcomes, good or bad, and prepared for all of them accordingly. There has to be a plan for every avenue that a file may choose to go down.

But processing a file isn’t the last step in a closing transaction. Meeting at “the closing table” is next in line for finalizing a purchase of a new home, second home, or a refinance on the vacation home. As I prepare to step into training for closing files, I can reflect on all the tricks of the trade I’ve learned throughout the year. Being a “Closer” will allow me to exercise my processing skills as well as discover new client relation tactics that are necessary for bringing everyone together to cross the Ts and dot the Is.

We are very proud and grateful to have been selected by JMC Communities to provide Title Insurance and Escrow Services for their newly announced 20 residence Rowland Place in downtown St. Petersburg.  We have had a long and successful relationship with JMC, having closed over 1,000 condominium homes.  Most recently, Title Security handled closings for JMC’s downtown St. Petersburg’s Ovation and Clearwater Beach’s Sandpearl Residences and Suites.
